What is included in our management fee?
- Pricing Analysis – We research comparable properties in the area to achieve the highest possible rental rate.
- Marketing – We provide online marketing and signage to market your property to prospective renters. We cover any online listing fees.
- Showings – We show your property as many times as necessary to secure a renter. Some properties we may have 25 showings to identify a renter that will pay top dollar rent.
- Screening – We conduct a thorough applicant screening included a credit check, background check, income verification, and eviction search.
- Lease Documents – We provide all tenant application and lease documents, e-signature document signing, and document storage.
- Online Payments – We provide a complete online application and payment portal for your tenant.
- Tenant Correspondence – We handle all inquiries from your tenant.
- Maintenance – We handle intake and response for all maintenance requests. Our team normally completes regular maintenance requests within 24 hours.
- Emergencies – We take the calls in the middle of the night when there is a maintenance emergency… no more worrying about 3am calls for a flood!
- Vendor Discounts – We have large relationships with vendors such as landscapers, pest control companies, plumbers, electricians, etc. to get much lower pricing than if you needed a repair done by yourself.
- Inspections – Your property is thoroughly inspected prior to a tenant move-in, then again annually to assess conditions and keep you updated on any needs the property may have.
- Security Deposits – We handle administration and disbursement of tenant security deposits.
